May Foreclosures Drop in Wrentham, State

Wrentham and the state saw declines in the number of foreclosures started and completed in the month of May.

Wrentham saw a drop in both the number of foreclosures started and completed during the month of May, according to data released last week.

The data, compiled by real estate information firm the Warren Group, saw completed foreclosures (or foreclosure deeds) drop from four in May 2010 to zero this May. Foreclosure petitions, which represent the start of the foreclosure process, had a similar decline, from two to zero.

Massachusetts also saw a fall in foreclosure activity, with foreclosure deeds reaching the lowest monthly total thus far in 2011. Deeds fell from 1,294 to 454 year-over-year.

Petitions fell 67 percent over the same time frame, from 2,110 to 699.

Vincent Valvo, the group publisher, said in a statement that, though the data may seem optimistic, a focus on the legality of the process may be pushing foreclosures back.

"Delayed foreclosures are masking the reality of the market," he said. "Lenders are continuing to be cautious with the legal process, which is causing a dropoff in foreclosure starts and deeds."

Here are the foreclosure statistics for area towns:

  • Dover's May foreclosure petitions fell from one last year to zero. The town had no foreclosure deeds issued in either May 2010 or May 2011.
  • Easton saw its May foreclosure petitions fall from five to one and its deeds from one to zero.
  • Foxborough had slight decreases in both foreclosure petitions (from three to two) and deeds (from one to zero).
  • In Mansfield, foreclosure petitions dropped from five to two for May, and deeds fell from two to zero.
  • Medfield's foreclosure petitions and deeds both fell from one to zero.
  • Norfolk saw its foreclosure petitions rise from one to two, and its deeds from zero to one.
  • Norton foreclosure petitions dropped from six to four, while deeds declined from three to zero.
  • Norwood had its foreclosure petitions fall by 50 percent, from six to three, and its deeds decline from two to zero.
  • Plainville's foreclosure petitions dropped from two to one, while its deeds remained steady at zero.
  • Sharon's foreclosure petitions and deeds both fell from one to zero.
  • Stoughton saw its May foreclosure petitions drop from eight to three, but its foreclosure deeds increased, from one to three.
